What Is Not Covered by Home Insurance?

Many homeowners may assume that their home insurance policy financially protects them in every situation, only to discover costly exclusions when they file a claim. Understanding what your policy does not cover before disaster strikes helps you make informed decisions about additional protection.

Common Exclusions of Home Insurance

A standard homeowners policy may cover many perils, but a number of common situations fall outside its scope, such as:

  • Flood damage—Water that enters your home from an external source, such as heavy rainfall, overflowing rivers or flash floods, often requires separate flood insurance.
  • Earthquakes and ground movement—Damage caused by earthquakes, sinkholes, landslides, mudslides or other forms of ground movement is typically excluded and requires a separate policy or endorsement.
  • Wear and tear and maintenance-related issues—Home insurance is meant to cover sudden and accidental losses, not gradual deterioration. Problems such as aging roofs, worn-out plumbing or appliance breakdowns due to normal use are considered maintenance responsibilities.
  • Sewer and drain backups—Water damage caused by backed-up sewer lines, drains or sump pump failures is often excluded unless you purchase optional backup coverage.
  • Home-based business property and liability—If you operate a business from your home, your standard policy may provide limited or no coverage for business equipment, inventory or liability claims arising from business activities.
  • Damage caused by pests—Damage resulting from termites, rodents, insects or other infestations is typically considered preventable through routine maintenance and is not covered by a standard policy.
  • High-value belongings beyond policy limits—Coverage limits may apply to items such as jewelry, fine art, antiques, collectibles and luxury watches. If the value of these items exceeds your policy limits, additional coverage may be needed to fully protect them.
